Sarazin Gears Up for First Stage of Triple-Tower Gabba Play

Developer Sarazin is gearing up for the first stage of its latest multi-tower addition to East Brisbane’s evolving Woolloongabba precinct. It has filed a change application fine-tuning the design vision and staging for its proposed triple-tower Hampton Yard development. The proposal is earmarked for a 7150sq m site 15-21 Wellington Road and 31 Hampton Street. Overall, the scheme with a design spearheaded by Group GSA would deliver 732 apartments across towers rising 19, 32 and 42 storeys. The amended plans fast-track the smallest of the cluster of three towers—dubbed Kingfisher—paving the way for it to lead the broader urban renewal play. “Kingfisher is a 19-storey residential development positioned above a ground-floor retail and podium parking levels, forming the first stage of the broader Hampton Yard development,” a design statement said. By taking pole position in the project’s revised staging sequence, this initial tower carries the heavy lifting for the precinct’s future built form. ▲ The facade design is inspired by the optical illusion of agamographs to make it look different when viewed from varying angles. “As the gateway project to the precinct, Kingfisher establishes the architectural identity, urban design principles, and quality benchmark that will guide future development.” That architectural identity is to be defined by a highly articulated, shifting facade that moves away from a traditional orthogonal grid. “Inspired by the optical illusion of agamographs—a type of image that shows two different pictures depending on the angle from which it is viewed, the project’s balconies take on the same quality to induce an interplay of light and dark,” the documents said. The design would allow the building “to present different visual characteristics when viewed from varying locations throughout the precinct”. Hampton Yard’s planned first stage comprises 140 apartments in a mix of one, two and three-bedroom configurations. It would be followed by two further stages with towers accommodating 280 and 312 apartments, respectively. ▲ An aerial view of the site of Sarazin’s Hampton Yard development site. Anchoring the first tower, Kingfisher, is a ground-level activation strategy that integrates 283sq m of retail space alongside pedestrian connections. Crowning the tower proposal is a dual-level rooftop recreation deck designed to maximise views toward Norman Creek, Mount Coot-tha, and the CBD, with amenities including a swimming pool, hot and cold plunge pools, a steam room, private dining and barbecue facilities, sunbeds, and a pickleball court. Parking for 161 vehicles would be provided across three of four podium floors. According to the application, the building form and massing have been shaped by an analysis of pedestrian movement, view corridors, and connections throughout the precinct. “The design responds to the primary circulation routes linking the future green spine, the Woolloongabba dining and entertainment precinct, Stanley Street, and Logan Road,” the documents said. ▲ Rendering of the 19-storey Kingfisher tower that would comprise 140 one, two and three-bedroom apartments. “These movement patterns establish a series of important visual and pedestrian connections that have directly informed the building’s architectural expression. “In response, Kingfisher presents an architectural frontage that extends approximately 245 degrees around the site, addressing Hampton Street while engaging with the future Stage 3 public plaza and subsequent development stages. “Through its integration of landscape, connectivity, residential amenity, and distinctive architectural character, the development establishes a strong foundation for future stages while creating a vibrant, connected, and enduring neighbourhood that supports the long-term growth of the community.” Sydney-based Sarazin is no stranger to Woolloongabba and its surrounds. It has been active in the area since well before Brisbane’s anointment as a future Olympics host city and controls substantial landholdings in the the precinct.
